Homes in the Farms
The Farms has more large older homes than any other Pointe — brick and stone Tudors, Georgians and colonials with plaster, slate, leaded glass and original hardwood. Rebuild cost on these houses routinely exceeds what an online estimate produces, and extended replacement cost and ordinance-or-law coverage matter more here than anywhere else in the district. Scheduled jewelry, art and silver are the other regular conversation.
The lakefront
Lake Shore Road and the Provencal-area estates have seawalls, docks, lifts and wind exposure that an inland policy does not contemplate. Ask specifically how a policy treats the seawall; it is often the second most valuable structure on the lot.
The Hill
Kercheval on the Hill is professional offices — law, accounting, financial advisory, real estate, medical and dental — alongside restaurants and specialty retail. Professional liability, cyber and a business owner’s policy are the usual package; certificates naming the building owner are routine.
