Homes in the City
Housing here is largely pre-1960 masonry on modest lots, with a handful of larger homes closer to the lake. That mix makes replacement cost the first question on every home review: plaster, slate and original millwork cost more to rebuild than the sale price suggests on an inland block, and less than it suggests on the water. Basements are finished more often than not, which makes water backup coverage the second question.
Cars and commutes
Most households commute west on Jefferson or up to I-94 via Moross or Cadieux. Two- and three-car households are the norm, and a teen driver arriving at 16 is the moment most families call for a review. Michigan’s PIP selection is the other conversation that comes up at every renewal.
Businesses in the Village
Kercheval between Cadieux and Neff is boutiques, restaurants, salons, professional offices and services. Most are insured on a business owner’s policy with workers’ comp and, increasingly, cyber. Tenants in the Village are usually asked for a certificate of insurance naming the landlord; that is a same-day request.
